Standard Marketing (Included)
The agreed commission includes a comprehensive, lifestyle-led marketing approach tailored to each property.
Standard marketing includes:
• Internal walk-through filming of the property
• Yard, garden, and outdoor area walk-throughs
• Land and lifestyle walk-throughs for acreage properties
• Live Instagram and Facebook stories during inspections where possible
• Social media story updates throughout the campaign
• Targeted posting within relevant property groups
• On-site inspections and buyer follow-up
• Ongoing enquiry management and transparent reporting
This approach focuses on authentic, real-time marketing designed to engage buyers and showcase how the property feels to live in, not just how it looks in photos.
Additional Marketing (By Request)
If a seller requires or requests marketing beyond the standard campaign — such as additional filming sessions, repeated live videos, or tailored social media content — this can be provided by prior agreement.
Please request fee charges for this service.
Any additional marketing fees will be invoiced and payable upon execution of a contract of sale or at settlement, whichever occurs first.
Important Clarification
Standard marketing is designed to provide strong exposure and engagement for every property. Additional marketing is optional, seller-directed, and only undertaken where requested and agreed.
This structure ensures clarity, fairness, and transparency while maintaining a high level of service throughout the campaign.
Commission Structure
• Residential & Lifestyle properties: 2% + GST (Agnes Water to Captain Creek) Outside this region is 2.2%+ GST
Standard Marketing inclusions
Every property receives a comprehensive, hands‑on marketing approach. This includes me personally sharing walk‑through videos, live Instagram and Facebook stories, garden and yard showcases, and real‑time updates during inspections and open homes. Do residential properties still receive the same level of marketing as Acreage properties?
Yes. Residential homes are actively marketed with internal walk‑through videos, yard views, and consistent social media exposure through Facebook and Instagram stories. The same care, strategy, and personal involvement applies to every listing.
Residential properties generally require less on-site time and fewer extended inspections compared to larger acreage and lifestyle properties.
Are there additional charges for filming, social media, or inspections?
No. All filming, live walk‑throughs, social media stories, inspections, and on‑site marketing are included as part of my service. The commission structure allows for this level of involvement without itemising or charging additional fees.
How does this benefit me as the seller?
Buyers connect emotionally through video and real‑time content. Walk‑throughs, garden showcases, and live stories allow buyers to experience the property before they arrive, leading to more qualified inspections, stronger interest, and better negotiation outcomes.
Additional costs are listing fee on realestate.com.au and your photography fees which are paid directly to your photographer.
